While buying a home is amazing, there are times during your transaction that can be quite stressful. From the nervous energy of hoping to find the perfect home, to finding the perfect home, only to learn that the seller has decided they no longer want to sell. This is just an example of a possible situation that can arise on your path to homeownership. That said, buying a home is easier than many people think. If you can afford your rent, then there is a likely chance that you can afford to buy a home. On average, buying a home can take between six to twelve months before you qualify; in some instances it could be longer or shorter. There are a number of programs out there, and some of them are designed for those who have a lower credit score. Through these grant programs you may qualify to receive down payment assistance. The Steps To Purchasing

Find a Realtor, and have a homebuyer consultation. At Element Home Life, you will work with experienced agents and staff who have more than 50 years combined, in the sales and service industry. What does that mean? That means you are working with agents who have a wealth of knowledge, combined with a passion for what they do. We really know how to take care of our clients.

Get Pre-approved. Element Home Life has a team of lenders with programs for almost any client, to help get you pre-approved to get out there and find your dream home. When you use a lender who your agent has a rapport with, it increases your chances of getting to the closing table.

Find a home. Now here’s the fun part. Once you are pre-approved, your Realtor will set you up on a search to find your home. Then you will make an appointment with your Element Home Life agent, to go out and view the homes you have selected. Prior to house hunting, you will have provided your likes, dislikes, will’s and won’t at your buyer consultation. The consultation helps you and your agent get to know one another, while you discuss what you are looking for in a home. 

Contingencies. Once you have found your home, and your offer has been accepted, you will go through the contingency phase of the process. The contingency phase consists of the following. 

You will have your home inspection to be sure your investment is sound, a title search will be conducted on your property, supporting documents regarding the home will be given to you for review, the appraisal will be completed, finalization of all documents, and finally, your closing. At each one of these phases, your Realtor will assist you in understanding the process and help negotiate with the seller’s agent during each one of the applicable phases.  

Closing Day! On closing day, you will go to the closing company with your Realtor and all other parties. You will bring with you all requested documents and your closing costs (if any), at your scheduled time. You will sign all necessary documents, and receive the keys to your new home!
